In this review, various conditions were presented across different fields. Particularly, requirements in the fields of building structure, building equipment, soil and foundations stood out. It is necessary to review the ease of remodeling by comparing the interpretation results of the load-bearing wall system and the structural system, and the ordering agency must submit supporting documents regarding the structural design standards.

Additionally, the method of utilizing solar power generation facilities and fire prevention measures for electric vehicle charging facilities were requested, along with points needing correction regarding the location of the distribution board within the units and the heating piping drawings. These matters are essential for enhancing the safety and efficiency of the building.

In the field of soil and foundations, detailed drawings and structural review documents for reverse L-shaped retaining walls are mandatory. Additionally, requirements for a foundation structure review document and understanding materials for smart measurement construction, and preliminary measurements for adjacent buildings were requested. It was emphasized that if the foundation design differs from the current drawings, a pre-review of the earth-retaining structure is necessary.

The site is classified as a general commercial area, fire protection zone, and an area with maximum height restrictions by street blocks. The total area reaches 1,387.2㎡, with a building area of 800.6715㎡, setting a coverage ratio of 57.72% and a floor area ratio of 965.88%.

The total floor area is said to be 14,044.888㎡, and the structure consists of a single building. The maximum height reaches 96m, and the mixed-use project at 1615 Jung-dong was conditionally approved by the Busan Metropolitan City 13th Architectural Committee in 2024. Related details have been mentioned in earlier posts.

This review mainly raised supplementary points regarding soil and foundations. The currently designed groundwater level is located below the excavation base, however, it must be considered that the water level could rise due to rainy seasons or abnormal weather. Therefore, the drawings should note that groundwater levels must be reassessed when constructing soil cement walls (SCW), and if there are discrepancies, further review is warranted.

Additionally, thorough quality management measures for the foundation and temporary retaining walls need to be implemented.

Based on these review outcomes, it is expected that the project can advance following improvements on the noted issues.
