The significant review results were announced at the second Ulsan Metropolitan City Architectural Committee held on March 14, 2025.

The mixed-use development project in District 7, located at Uujeongbu 276-34, has been approved as originally proposed, and the mixed-use construction project in Uujeongbu 275-30 in District 8 has also passed, allowing for full-scale progress.

It is expected that local development will actively take place as a result.

Housing Development Project in Uujeongbu

This project is expected to be Vista Dongwon mixed-use development, promoted by subsidiaries and affiliated companies of Dongwon Development.

However, the recent cancellation of sales for the Mugunghwa Vista Dongwon project, which was in progress in Mugeo-dong, Nam-gu, Ulsan, has resulted in construction being halted. Given this situation, uncertainty has increased regarding whether construction and sales will take place in the short term.

The site is designated as a general commercial area, with a lot area of 8,804.2㎡. The building coverage ratio is set at 34.59%, and the floor area ratio is 684.29%, contributing to local development.

Approved conditionally by the Architectural Committee in June 2022, this project received approval for its housing construction plan in November 2023. The company DWDI, through its subsidiary Dongjin Construction Industry, holds shares in Dongwon Development, and the project's name is expected to be 'Vista Dongwon Mixed-use Development in District 7'.

With this approval, the skyline of Ulsan Junggu Uujeongbu is set to change, and the residential and commercial functions in the area are expected to be further revitalized. This is anticipated to have a positive impact on local residents as well.

The mixed-use residential construction project in District 8, Ulsan Metropolitan City, located at Uujeongbu 275-30, received approval as originally proposed at the Architectural Committee on March 14, 2025.

This project will be carried out on a north side site adjacent to the previously reviewed first agenda item and will consist of two buildings with 5 basement floors and 48 above-ground floors. This building plan includes a total of 458 residential units and 32 offictels.

The site area is 8,630.6㎡, with a building coverage ratio of 29.57% and a floor area ratio of 674.17%, designed to contribute to local development.

Similar to District 7, this project passed conditional review by the Architectural Committee in June 2022 and received approval for changes in the housing construction plan last February. The initial plan was for 6 basement floors and 48 above-ground floors but was ultimately adjusted to 5 basement floors and 48 above-ground floors, with some units changed to smaller layouts requiring resubmission to the Architectural Committee.

This project is jointly conducted by Dongwon Housing Co., Ltd. and Namyang Development Co., Ltd., both of which have strong connections to Dongwon Development. Therefore, it is highly likely that this project will be supplied under the name 'Vista Dongwon Mixed-use Development in District 8'.

Currently, it appears that demolition is progressing in mid-2024, and it is expected to be completed. With the approval of this review, a large-scale mixed-use complex is anticipated to be built in the Uujeongbu area. The positional advantages of the existing commercial area, coupled with improvements in the residential environment, are expected to positively impact the local real estate market.
