In March 2024, the area of 407, Ujeong-dong, Jung-gu, Ulsan was officially designated as a redevelopment maintenance zone. This area covers a total of 95,600㎡ and plans to construct a total of 1,634 apartment units in 13 buildings. Among them, rental housing will be supplied in excess of 7% of the total units.

This redevelopment project is significant as it is the first in Ulsan to adopt a resident proposal method. The project began when residents themselves planned and requested the designation of the area. Such resident participation will be an important case for future redevelopment projects.

Ujeong Area 1 is located between the Northern Circular Road and Myungnyun Road, making it exceptionally accessible by transportation. This area is rich in educational facilities, including Ujeong Elementary School, Taehwa Elementary School, Yugo Middle School, Ulsan Middle School, and Seongshin High School.

Furthermore, living conveniences such as Newcore Outlet and the bustling streets of Seongnam-dong enhance daily life. The area also boasts abundant natural environments, such as Taehwagang National Garden and Ulsan Citizens Park, making it a pleasant place to live.

Currently, examining the apartment market price near Ujeong-dong, Ujeong I-Park was traded at 578 million won for a 106㎡ exclusive area as of February 2025. Additionally, the recent average sale price for Ujeong Epith has been reported at 1,784,000 won per 3.3㎡ over the last two years.

However, due to rising construction costs among other factors, there is a possibility that the sale price could be higher than initially expected. In such circumstances, there might be price differences with surrounding market prices at the time of sale, but since the project schedule has relative flexibility, it is important to approach it from a long-term perspective.

Therefore, when investing in the Ujeong-dong apartment market, it is necessary to plan carefully considering market fluctuation and potential price increases.

The redevelopment project for Ujeong Area 1 is expected to strengthen its role as a residential area in the back of the old downtown. This project is anticipated to contribute to the improvement of the local living environment and the increase of real estate values. In the future, the project will proceed through the establishment of an organization, project approval, and approval of management plan, among other procedures.
