The redevelopment of Beomcheon District 4, a leading maintenance project in Beomcheon-dong, Busan, has officially started the approval process. On April 2, 2025, the Busanjin District Office announced a public consultation regarding the approval of the project implementation plan and recognition for Beomcheon District 4.

Beomcheon District 4 Redevelopment Maintenance Project

In December 2024, I posted details regarding the small-scale environmental impact assessment related to the redevelopment of Beomcheon District 4. This article covered perspectives, layouts, area maps, locations, and the progress in detail.

This project is located at Beomcheon-dong 1269-15, Busanjin-gu, and covers a total area of 126,709㎡. The plan consists of 18 buildings ranging from 7 basement levels to 36 above ground and, according to the association, will accommodate a total of 2,344 housing units. Of these, 2,208 units are apartments and 136 are officetels. There are about 958 members in the association, and the member ratio is 44%, indicating a favorable business prospect.

Beomcheon District 4 Redevelopment Maintenance Project

The project, awarded to Hyundai Engineering & Construction in August 2021, is named ‘Hillstate Renaissance.’ This complex is expected to establish itself as an iconic landmark with innovative designs by the globally renowned architectural design group CallisonRTKL, accompanied by unique landscaping.

In particular, a total of 1,094 units will be developed in the 84㎡ type, with large units of over 99㎡ including 326 units, which is expected to draw high interest from consumers who prefer medium to large units. These factors make the complex even more attractive.

It is located about a 10-minute walk from Beomnaegol Station on Line 1, and it is easily connected to major roads such as Sincheon-daero, Dongseo Overpass, Hwangnyeong Tunnel, and Baekyang Tunnel. Thanks to this excellent transportation environment, commuting is very convenient.

In addition, the educational conditions are favorable. There are excellent schools nearby, such as Seonam Elementary School, Busanjin Elementary School, Seomyeon Middle School, Seongdong Middle School, Baejeong High School, Teresa Girls' High School, and Geumseong High School, making it very popular among parents.

Furthermore, the proximity to the Seomyeon living area has increased demand for residential environments. These aspects combine to make the area attractive as a residential place.

Beomcheon District 4 Redevelopment Maintenance Project

Notably, there are benefits arising from the relocation of the Beomcheon depot. The railroad facilities located in the city center have restricted local development; however, with the relocation of the depot, the development of approximately 200,000㎡ of land has become possible. Through this, a complex facility combining culture, commerce, and leisure is being projected. Beomcheon District 4 is closely related to these changes and is expected to be one of the areas that will benefit most in the future.

This public consultation will be held for 15 days from April 2 to April 16. Related documents can be viewed at the Busanjin District Office's Architecture Division and the association's office, and opinions can be submitted.

The Beomcheon District 4 redevelopment project aims to commence construction in 2026 and is planned to be completed in 2031. This project is a significant maintenance task that possesses ideal location, scale, and future value, and it is expected to completely change the urban landscape of the Seomyeon and Beomcheon areas.

In relation to the Beomcheon District 4 redevelopment maintenance project in the area of 1269-15, Busanjin-gu, an application for approval of the project implementation plan has been submitted by the project implementer according to Article 56 of the 「Urban and Residential Environment Maintenance Act」 and Article 49 of its Enforcement Decree and Article 21 of the 「Act on Acquisition of Land, etc. for Public Projects and Compensation」 and Article 11 of its Enforcement Decree. Thus, the related documents are available for public viewing, and landowners or members of the association and other parties with vested interests in the maintenance project are encouraged to submit their opinions in writing within the consultation period at the public viewing location.
