Gaman 2 District Redevelopment

The redevelopment project for Gaman 2 District is actively underway in Gaman-dong, Nam-gu, Busan. Following the pre-feasibility review of the maintenance plan to be completed in October 2024, on April 16, 2025, the Nam-gu Office of Busan City announced the decision of the maintenance plan and the designation of the maintenance area for Gaman 2 District. This project is expected to make a significant contribution to the regional development.



Gaman 2 District Redevelopment

The project is expected to be conducted over an area of 52,762㎡ in Gaman-dong 44. According to the current maintenance plan, a total of 10 apartment buildings will be constructed, ranging from 5 stories underground to 29 stories above ground. This apartment complex will consist of approximately 1,100 units, and about 530 units are expected to be assigned to the members of the association. Additionally, it is anticipated that there will be sufficient units for general sale.

Gaman 2 District Redevelopment

The public notice will be conducted at the Nam-gu Office's Architecture Department until May 16, 2025. A resident briefing session is scheduled to be held on April 23 at 2 PM in the conference room on the 3rd floor of the Gaman 2-dong Administrative Welfare Center.

In the case of apartments, more than 40% of all units must be composed of areas below 85㎡, and at least 10% is planned to be allocated for rental housing. Additionally, small rental houses of 40㎡ or less will also be included.

The floor area ratio is set to be a maximum of 225%, and the coverage ratio is set to be 30% or less. These plans reflect efforts to improve the residential environment of the area and provide a variety of housing options.

Gaman 2 District Redevelopment


The area is adjacent to the redevelopment of the Daeyun 8 District. Nearby, there is the former site of Busan University of Foreign Studies and the Phase 3 site of the North Port redevelopment, which is expected to generate synergy among large-scale maintenance projects. In particular, if a new residential complex of about 4,500 units is established by combining with the Daeyun 8 District, the residential environment in Nam-gu is expected to improve significantly. Furthermore, across Seogporo, the residential environment improvement zones of Gaman 2 and 4 have been lifted, and redevelopment of Gaman 3 and 4 is also underway. With various development projects progressing, regional development is expected to accelerate.

This area shows strengths in location. Nearby are schools like Dongcheon Elementary, Gaman Middle School, and Donghang Middle School, and Busan Technical High School, Seongji High School, and Daeyun High School can all be reached within 10 minutes by car. Currently, while there are opinions that public transportation, especially the subway, is lacking, it is expected that the traffic situation will significantly improve with the opening of the Wooman-Gaman Line tram. This tram line is expected to enhance accessibility to commercial areas by connecting around Pukyong National University.

Gaman 2 District Redevelopment

As Phase 3 of the North Port redevelopment progresses, the value of the view from Gaman 2 District is expected to rise significantly. In the future, when the container terminal is relocated, a clear view up to the Busan Harbor Bridge will become possible, which also indicates a premium as a maritime city.



No selection of a construction company has been made so far, and after the designation of the maintenance area is finalized, the establishment of the association and selection of the construction company will be actively progressed.

This public notice is a significant administrative procedure that suggests a crucial turning point for the Gaman 2 redevelopment, which is highly likely to develop into a central area for future urban maintenance projects.
