Gwang-an A District Redevelopment

The Gwang-an A redevelopment project in Mangmi-dong, Suyeong-gu, Busan has recently taken another step forward. On April 9, Busan City officially announced changes to the project implementation plan for the area, marking an important administrative step achieved approximately seven years after the initial approval in 2008. Redevelopment is now expected to accelerate.

The Gwang-an A district has been undergoing a new restructuring since it changed its name from Mangmi District 2 in 2021. A notice on the maintenance plan and changes to the maintenance area was issued in April 2024, establishing a foundation to enter various stages such as the official sales procedure, appraisal, and management disposal plan approval. This provides hope for local development and transformation.



A large-scale apartment complex with a total site area of 135,079㎡ is planned for construction. The complex will consist of a total of 18 buildings, ranging from 5 floors underground to 39 floors above ground, with plans for 2,550 households to move in. Currently confirmed are around 865 members of the cooperative, and more than 1,600 units are expected to be generally sold.

Notably, DL E&C is participating as the construction company for this project, and there are discussions about the possibility of applying the high-end brand “Acro.” However, since it is a premium brand, there are concerns about rising construction costs and the possibility of changes in contractors, so it will be necessary to closely monitor future developments.

Gwang-an A District Redevelopment

With this change, the building's total floor area has increased from the previous 390,000㎡ to 480,000㎡, and the floor area ratio has been adjusted from 264% to 277%.

In addition, the number of households has expanded from 2,002 units to 2,550 units. Of these, 132 units are designated as rental housing, providing more diverse residential options.

The exclusive area for each unit is planned to range broadly from 39㎡ to 177㎡. These changes will enrich the residential environment further.

The location is considered very attractive. The Mangmi Station on Subway Line 3 and Suyeong Station on Line 2 are conveniently located within walking distance, making it a double station zone. Additionally, Centum City commercial area is only a 10-minute drive away.

Various shopping facilities such as Costco, E-Mart Traders, and Paldo Market are nearby, enhancing convenience. Furthermore, excellent educational districts like Sumi Elementary School, Gwang-an Middle School, and Deokmun Girls' High School are also within walking distance, attracting interest from residential seekers.

Gwang-an A District Redevelopment

This project is managed by DL E&C, but as upscale development progresses, there is a likelihood of rising construction costs which could significantly impact future sale prices depending on the contractor selection.

Nevertheless, Gwang-an A district is a pivotal maintenance project as a large-scale branded complex, likely to greatly enhance the local value and become the center of redevelopment in Suyeong-gu.

The initial designation of the maintenance area was announced on February 14, 2007, in Busan Metropolitan City Notice No. 2007-75, the repair area and plan modifications were designated through Notices No. 2008-249 (July 7, 2008) and No. 2015-307 (August 19, 2015), and further modifications were adopted through No. 2022-177 (May 18, 2022) and No. 2024-93 (April 10, 2024). The project implementation plan was approved under Busan Metropolitan City Suyeong-gu Notice No. 2008-46 (December 3, 2008) for the area of 800-1, Mangmi-dong, Suyeong-gu, Busan, in accordance with Article 50 of the Urban and Residential Environment Maintenance Act, and it is hereby announced according to Article 10(3) of the Enforcement Rules of the same law.
