The major results of the 5th Busan Metropolitan Construction Committee meeting held on April 22, 2025, were announced.

The Ilgwang The S (Sunshine Bay) Resort, located at 345-1 Icheon-ri, Ilgwang-eup, Gijang-gun, which was previously introduced, received conditional approval for its accommodation facilities complex. Additionally, the construction of residential and officetel buildings by Garam Construction located at 481-5 Munhyeon-dong, Nam-gu, also moved to the next stage through conditional resolution.

These decisions will serve as an important foundation for the progress of related projects in the future. Furthermore, the construction of accommodation facilities on the former Korea Glass site and the mixed-use development in Munhyeon-dong were also discussed in this meeting. These projects are expected to contribute to the urban development of Busan.

The Busan Metropolitan City Building and Traffic Committee conditionally approved the plan for the construction of a 26,973㎡ accommodation facilities complex at 345-1 Icheon-ri, Ilgwang-eup, Gijang-gun at the 5th meeting held on April 22, 2025.

The project is being promoted by Dongil Suite Co., Ltd., which envisions a complex named Ilgwang The S with 'Sunshine Bay Resort' combining accommodation facilities, a hotel, and commercial facilities.

The complex will have 3 underground floors and 47 above-ground floors, with two buildings designed. The building coverage ratio is set at 42.25%, and the floor area ratio at 399.51%, with the main structure planned as a combination of reinforced concrete and steel frame.

This development is expected to significantly contribute to local economic revitalization and tourism infrastructure expansion.

The committee has set improving the building's exterior design as a major requirement. It requested the inclusion of three-dimensional elements to harmonize with surrounding buildings and maximize coastal views. The committee also emphasized that the contrast of colors should not be excessive.

Regarding traffic and parking, it added conditions to ensure that the installation of elevated crosswalks would not obstruct traffic and to install a display board that provides real-time information about available parking spaces, along with improving parking flows.

The implementing agency must revise the design to reflect the review conditions and undergo a re-evaluation process. Construction and sales are expected to commence as early as the second half of the year. This project is being highlighted as an essential venture to expand the marine tourism belt centered around Ilgwang beach.

Moreover, a residential complex named 'Ilgwang The S' comprising 1,968 units that is being developed in cooperation with Dongil Suite is currently undergoing foundation and soil retaining works and aims to be completed in the first half of 2028.

The Busan Metropolitan City Building and Traffic Committee conditionally approved the plan for a mixed-use building, consisting of residential and office facilities, including officetels and neighborhood living facilities, located at 481-5 Munhyeon-dong, Nam-gu at the 5th meeting held on April 22, 2025. This site is situated in an important position connecting the Busan International Financial Center (BIFC) with the northern port financial district, where residential, finance, and office demand are expected to concentrate.

The committee imposed several conditions for proceeding with this project. These include a review of compliance with the public space incentive criteria, improvement in side designs and colors, and traffic flow management. These conditions aim to enhance the quality of the project and ensure harmony with the local environment.

The project is located within a general commercial area and has a site area of 3,096.10㎡ and a total floor area of 39,667.14㎡. The building's maximum height reaches 123.5m, with a building coverage ratio of 48.8% and a floor area ratio of 960.7%. Particularly, the Munhyeon-dong area is well-connected to the financial district and has a well-established subway and road network, showing a sustained rise in demand for high-end residential and mixed-use complexes. With the completion of BIFC phase three and the development of the northern port marine industry complex, additional demand is also anticipated.
