2025 Busan 4th Architecture Committee Review Results
This article introduces the main results of the Busan Metropolitan City Architecture Committee's 4th review held on April 2, 2025.
During this review, the construction of the KPE officetel located at 900-40 Jaesong-dong, Haeundae-gu, received conditional approval from the architecture and traffic committees.
Positive progress is being made regarding the construction of the Jaesong-dong officetel.
Haeundae Jaesong-dong Officetel Construction, Area of 900-40 Jaesong-dong
The officetel construction project underway in the area of 900-40 Jaesong-dong, Haeundae-gu, has received conditional approval during the 4th Busan Metropolitan City Architecture (Traffic) Committee meeting on April 2, 2025. This building will consist of two blocks with 4 basement floors and 36 floors above ground, totaling 302 units.
The total floor area is 59,346㎡ and the building area is 2,780㎡, with an astonishing floor area ratio of 479.71%. This large-scale project is expected to positively impact the local economy.
KPE Co., Ltd., a subsidiary of the mid-sized construction company Kyungdong Construction based in Busan, will act as the builder. This increases the likelihood that a Kyungdong-branded officetel will be constructed in Jaesong-dong. Once completed, it is expected to establish itself as a premium officetel under the Kyungdong name.
This review was conducted based on the conditional resolutions passed in the 6th Busan Metropolitan City Architecture Committee meeting held in June 2023. Various conditions were presented across areas including architectural planning, traffic, structure, and soil foundation.
A key requirement includes establishing an open public space that allows nearby residents to freely use the student commuting road on the east side. Furthermore, the installation of crosswalks to connect pedestrian paths and the supplementing of plans for vehicle turning radii and emergency vehicle entrances were required. Lastly, conditions were added that review the parking space for after-school program vehicles and the installation of momstay facilities.
The site located at 900-11 Jaesong-dong is related to the officetel project that Cheonsu Industry planned to sell in September 2021, which was constructed by Daelim Construction. However, this project has been suspended for a long time due to failure in the public auction.
This area has excellent locational characteristics, such as proximity to the urban subway, Centum City, and views of the Suyeong River, so there is continuously high demand for high-rise office facilities. If development occurs in the future, significant changes are expected in the officetel market of Jaesong-dong.
