Geumgang Pentium for Eco Delta City Block 6 is scheduled for sale in December 2025, housing construction project plan change approval notification
There is a housing construction project taking place in joint block 6 of Eco Delta City in Gangseo District, Busan. This project had some major details modified through the housing construction project plan change approval notification on April 2.
The official name of this project is ‘Busan Eco Delta City Joint Block 6 Housing Construction Project,’ and the construction is handled by Pentoto Construction. Additionally, it is known under the brand name Geumgang Pentium, a subsidiary of Geumgang Housing.
This change is expected to have a positive impact on the local real estate market.
According to the recently announced notification, the area of the project site is set at 20,324㎡, and the building area has been adjusted to 3,641.38㎡. The total floor area corresponds to 49,998.78㎡, with a structure of 6 apartment buildings ranging from 2 basement floors to 12 or 18 above-ground floors, and a total of 358 units are expected to be supplied.
The intended use of this project is planned as multi-family housing and ancillary facilities, with the project period running from September 30, 2025, to June 15, 2028, lasting a total of 33.5 months.
The project implementer, Pentoto Construction (located in Gangnam, Seoul), will remain unchanged, and the upcoming permitting process will be conducted in a simplified way through this notification, which is expected to facilitate smoother progression by streamlining the procedures for separate building permit applications.
According to the official website of Geumgang Pentium, the Eco Delta City Joint Block 6 may be sold in December 2025. This is a postponement from the previously planned June 2025 sale date.
The sale schedule for the MBC Minrak-dong office development project and the Eco Delta City Joint Block 32 Geumgang Pentium has been postponed to early 2026. Considering this situation, there is a possibility that the sale of Block 6 may also be further delayed.
Eco Delta City, a national smart city pilot zone in Busan, is gaining attention as a development area with an eco-friendly waterfront city and advanced residential and industrial infrastructure. In particular, the Joint Block 6 offers excellent connection to the central commercial area and is surrounded by public institutions and residential facilities, providing an attractive location for actual demanders.
However, recently increased sale prices have led to a surge in unsold quantities within Eco Delta City, which could represent a sales risk. In the first priority subscription for Eco Delta City Atera held yesterday, the competition rate fell below 1, raising concerns about large-scale unsold units. With an increase in supply and a trend of declining subscription competition rates, the possibility of further adjustments to the schedule or sale prices for Geumgang Pentium Block 6 cannot be ruled out.
As a result of these market changes, the future outlook for Eco Delta City is drawing increased attention.
