The housing redevelopment project in Jangrim District 1 was authorized for completion on October 2, 2024. Following this, the transfer announcement was made on April 2, 2025. Consequently, the large-scale maintenance project carried out in Jangrim-dong, Saha-gu, Busan, has officially entered the stage of completing the ownership transfer procedures.
This redevelopment project consists of a total of 1,643 residential units and 61 commercial facilities. The residential units are comprised of 13 buildings, designed with a maximum of 35 above-ground floors and 2 basement levels.
In terms of total area, the residential complexes cover 237,854㎡, while commercial facilities account for 2,803㎡. This project is being constructed by Doosan Engineering and will be offered under the brand name 'Jangrim Doosan Weave the Zenith Central Saha'.
The supply structure of the residential units includes 256 units for members, 1,291 units for general sale, and 84 units for rent. In particular, the small to medium units, such as 59㎡, 70㎡, 84㎡, and 99㎡, which are preferred by actual buyers, comprise the main components. Among these, the 84㎡ type records the highest ratio with 502 units available for general sale.
Additionally, the commercial facilities account for over 1,983㎡ out of the 61 units available for general sale, highlighting their potential as income-generating real estate. This diverse supply structure reflects the varying demands of the market, creating an intriguing situation.
The location conditions are excellent. The project site is within walking distance of Jangrim Station on Busan Metro Line 1, and the Hadan-Noksan Line tram project is currently underway, further enhancing transportation convenience.
Furthermore, the vicinity includes Eulsukdo Ecological Park and Nakdong River walking paths, providing a pleasant natural environment, as well as well-established educational facilities such as Saha Elementary and Middle Schools, resulting in a very high preference for residential living.
The current actual transaction price for Jangrim Doosan Weave the Zenith Central Saha, based on an exclusive area of 84㎡, starts at around the mid to high 400 million KRW.
As occupancy progresses, a premium is being established, and after completion, it is expected to positively affect nearby market prices.
This transfer announcement includes land covering 69,649.9㎡ and the buildings erected on it, including the area of maintenance infrastructure donated to the Saha-gu Office in Busan. This has become an important factor contributing to the expansion of the local community's infrastructure.
The Jangrim 1 redevelopment project, which was first announced in August 2019, has now borne fruit after nearly five years of redevelopment processes. In the future, this project is expected to be regarded as a model case in Saha-gu’s redevelopment efforts and positively influence the revitalization of the surrounding old residential areas.

In accordance with Article 83 of the 「Urban and Residential Environment Maintenance Act」, the Jangrim 1 redevelopment project, authorized for completion by the Saha-gu government announcement No. 2024-94 (2024.10.2), is hereby announced for ownership transfer of the land and buildings according to Article 86 of the same law.
