The Yangjeong Sanjeong Housing Redevelopment Project in Busan is officially starting. The Busanjin District Office announced the implementation plan for this project on April 9, 2025.
This redevelopment project will be conducted on 8 parcels of land including 138-12 Yangjeong-dong, Busanjin-gu, with a total area of 2,417.2㎡. It is expected to lead to local development and improvement of the residential environment.
The complex being developed through this redevelopment project will consist of two residential buildings with 5 underground floors and 29 above-ground floors, totaling 290 housing units. Out of these, 230 units will be offered for general sale, while the remaining 60 units will be rental housing. In addition, 26 neighborhood facilities are also being planned. The main supply will focus on 59㎡ units, with some small-sized units included, catering to actual demand.
This redevelopment project is expected to proceed over 60 months, starting from the approval date on April 2, 2025. The building coverage ratio is set at 66.02%, and the floor area ratio is set at 1,059.57%. This adheres to the standards of maximum height restrictions for general commercial areas and street sections. The maximum height of the complex is anticipated to reach approximately 92.9m.
This complex is located between City Hall Station and Yangjeong Station on Busan Subway Line 1, benefiting from the advantages of a double station zone. There are excellent educational institutions nearby, such as Yangjeong Elementary School, Yangdong Elementary School, Sejeong High School, and Yangjeong High School, and university areas like Dong-Eui University and Busan Women’s University are also close by, boasting a very excellent education environment.
Additionally, various living convenience facilities such as Busan City Hall, Yeonje District Office, E-Mart, hospitals, and banks are well-equipped, making life convenient. These factors make this complex more attractive.
The company likely to undertake the construction of this redevelopment project is OnLife Construction. This company has previously successfully completed projects such as youth housing in Sinlim-dong, Seoul, and the Yangjeong 1 Dul Housing Redevelopment in Busan. Moving forward, they plan to actively participate in various redevelopment projects such as the Yangjeong Sanjeong housing and the Sasang Station Only You Officetel.
