In particular, the officetel will consist of a total of 207 units, with a dedicated area of 40,509.7㎡. With this diverse range of facilities in harmony, One Centum is expected to become an attractive space for many people.

This project qualifies as a large-scale building subject to an environmental impact assessment, exceeding a gross floor area of 100,000㎡, with floors exceeding 50 levels or a height exceeding 200m. Therefore, a thorough review in accordance with relevant laws is being conducted simultaneously. This process is considered an essential step to ensure the project's safety and environmental impact.

Chapter 2 Project Overview

2.1 Background and Purpose of the Project

The project area is located within the general industrial complex of Centum City, which is intended to evolve into a high-tech future city with functions such as knowledge information (IT), media, international business, commerce, residential, tourism entertainment, and exhibition convention, having received an environmental impact assessment consultation on June 9, 1988 (Jahwan 67141-334) and completed construction in June 2007.

Meanwhile, the project area has remained undeveloped since 2001, when Hyundai Department Store was designated as the preferred negotiator, but negotiations did not proceed. In 2015, the Sega Sammy Group was selected as the developer and applied for approval for a tourist hotel project plan, obtaining an environmental impact assessment (September 25, 2015).

However, due to the rapid increase in new hotels being constructed nearby, the project's profitability declined, leading to its abandonment, leaving it untouched for approximately 25 years.

In response, the city of Busan plans to transform the existing site supporting the hotel and tourism MICE industry into a global business facility focused on quantum computing.

This project aims to expand office space necessary for advancing to a global business city, creating jobs through the new mixed-use facility and promoting local economic and urban development.
